1. BUILDING PROGRAMME

The goal is to create a complete demonstration city block with 2,320 flats by a date that reflects people’s needs and interests, at the latest by the year 2045. This means building a new, modern, and sustainable urban area with full infrastructure and affordable housing prices.

 

Our next target is to expand the construction of urban blocks, build entire clusters, and develop complete sustainable cities, ultimately aiming to provide housing for more than 100 million people by 2100.

The basic premise is an innovative and efficient in-house building and construction system, which ONE GVS develops and continuously improves.

2. REALIZATION AND PROVISION

In developing countries that are committed to respecting human rights and the rule of law, the construction of Ecological Cities (ECs) can, in some cases, be fully financed from donated funds. This does not apply to funds provided by individuals who invest in their future rental or owner-occupied housing through the group’s operating company. In such settings, housing provision can be linked to broader goals, including lifelong learning, employment, healthcare, safety, and environmental protection.

Implementation will be carried out through the operating companies (with 100% reinvestment of surpluses back into the project – with a local impact) under the supervision of the parent non-profit organization ONE GVS and its holding structure. The non-profit organization may support these projects with an interest-free loan of up to 20% of total costs, subject to its financial capacity and legal framework.

We recommend that countries seeking affordable and sustainable housing consider investing up to 2% of GDP annually from public sources. Although the Ecological City project is independent of subsidies, targeted support for individual participants – families, seniors, and people interested in starter apartments – would be a strategic step with a positive impact on the wider economy.

3. PROTECTION AND DIGNITY

 

The goal is to create a safe and inclusive environment for all age and social groups, providing them with opportunities for personal growth and active participation in the development of global society.

The basic premise is to protect the environment and support community centers that foster education, culture, social life, sustainable lifestyles, and innovation, as well as the creation of local job opportunities across different sectors.

As part of the planning of each Ecological City, we see active dialogue and cooperation with local communities as a fundamental principle. Through consultations and participatory planning, we co‑create a development framework that aligns the project’s goals with local priorities and seeks to ensure long‑term satisfaction and mutual benefit for both the community and the project partners.

The result of such negotiations is not only mutual oral and written understanding, but also a written planning agreement that clearly defines the rights and obligations of all parties involved and sets out the related investments that the operating company must provide (such as healthcare and education centres, retail and storage spaces, technical infrastructure, roads, and other essential facilities).
