1. PROOF OF CONCEPT
Our first milestone is the completion of the architectural design and its verification through key economic and technical assessments:

At this stage, EC Patrons support the development of the concept and receive regular updates, without entering into any investment or tenancy commitments.
2. COMMUNITY AND OPERATIVE COMPANY
All Patrons will be invited to join the Ecological City community (via an email ending in @onegvs.com) as members of the concept’s supporter network.
Once we reach 5,000 Patrons, we plan to establish an operative company responsible for the project’s realization in the country with the most favorable conditions for implementation.
Patrons may be contacted by our operating team (via an email ending in @onegvs.com) to ask whether they are interested in learning more about joining the operative company or participating in future rental or ownership options. Any such participation will be voluntary and based on separate agreements with the operative company.

Any reservation of a future living space is subject to separate agreements and conditions with the operative company and is not linked to EC patronage donations. EC Patronage donations do not constitute an investment and do not create any rights to future ownership or tenancy.
The operative company will be established with the goal of 100% reinvestment of surpluses back into the project – with a local impact – under the supervision of the parent non-profit organization and its holding structure.
Reservation deposits paid to the operative company are refundable under the terms and conditions set out in the agreement with that company. Donations made in support of the Ecological City project (EC Patronage) are non-refundable.
3. NEGOATIONS, ACQUISITIONS, PERMITS, LOAN
At this stage, we use the funds allocated to the operative company to secure the physical and legal foundations of the project. Achieving these goals is a key condition for obtaining a bank loan, the preparation of detailed documentation, and construction.
Use of Funds:

Land & Licensing: Acquisition of the building site and architectural rights.

Permitting Process: Securing documentation and obtaining the building permit.

Project Operations: Covering essential administrative and management costs.

Financing: Arranging and drawing down a bank loan.
This model aims to provide affordable and sustainable urban housing for the working middle class, seniors, and students, while ensuring economic viability and supporting social cohesion.
4. PROJECT REALIZATION AND LIVING
With permits and financing secured, the operating company assumes full responsibility for project realization. This company acts as the developer, overseeing the construction process to ensure quality, safety, and budget compliance.
After successful completion and approval of the buildings, all apartments will be handed over to tenants or individuals for personal ownership, in accordance with the contractual documents agreed with the operating company. These contractual rights arise independently of EC Patronage donations. Afterwards, a company of unit owners (or an owners’ association) will be established.
The original operating company will become the administrator of rental residential and non-residential premises, managing related funds (administration, maintenance, and local development) and regularly servicing the loan.
As a resident, you pay affordable rent or, if you own the apartment, you also contribute to the repair fund. You pay for services and utilities, follow local rules, and enjoy life in a new Ecological City.
