Phases & Cooperative

1. PROOF OF CONCEPT

Our first milestone is the completion of the architectural design and its verification through key economic and technical assessments:

​

  • Economic analysis 

  • Structural integrity and static analysis

  • Fire safety solutions

  • Energy efficiency and environmental sustainability

  • Urban integration and transport infrastructure studies

 

At the same time, we present our progress—especially to the EC Patrons community.

As of today (Update at the beginning of 2026), the project is currently at this stage.

2. COMPANY FOUNDATION

​​

Upon reaching 5,000 patrons, we will establish the holding structure and the operating project company. Patrons will be invited to join the Ecological City community (via an email ending in @onegvs.com) and will then be contacted by our official subsidiary to fulfill the initial reservation requirements (please refer to the Introductory Guide for Future Tenants 2.0 or the Guide for Future Owners 2.0 on this website).

The task of the daughter operating company is to realize and then manage the urban block in the given state and area. This company will be established with the goal of 100% reinvestment of surpluses back into the project—with a local impact—under the supervision of the parent non-profit organization and its holding company.

Reservation deposits to the operating company are refundable under the terms and conditions set out in the agreement with that company. The company is committed to maintaining the viability of the project throughout its existence. Donations from the parent organization ONE GVS to the EC project (EC patronage) are non-refundable.

3. NEGOATIONS, ACQUISITIONS, PERMITS, LOAN 

 

At this stage, we use the funds raised to secure the physical and legal foundations of the project. Achieving these goals is a key incentive for releasing a green bank loan for the purchase of land, preparation of detailed documentation, and construction.

Use of Funds:

​

  • Land & Licensing: Acquisition of the building site and architectural rights.

  • Permitting Process: Securing documentation and the final building permit.

  • Project Operations: Covering essential administrative costs.

  • Financing: Acquiring a Green bank loan.

​

This model provides affordable and sustainable urban housing for the working middle class, seniors, or students, ensuring economic viability and social cohesion.

4. CONSTRUCTION 

 

With permits and financing secured, the operating company takes full responsibility for the project realization. This company acts as the developer, overseeing the construction process to ensure quality and budget compliance.

After successful completion and approval of the buildings, all apartments will be handed over to tenants or individuals for personal ownership, in accordance with the contractual documents. Afterwards, a company of unit owners will be established. The original operating company will become the administrator of rental residential and non-residential premises, an organization managing related funds (administration, maintenance, local development), and will regularly make payments on the Green loan.

After that, you only pay affordable rent, and if you own the apartment, you also contribute to the repair fund. You also pay for services and utilities, follow local rules, but also enjoy life in a new green city.  Your options also include the possibility of flexible relocation within our future global city network.
